The owner of a life estate may use the land in the same manner as the owner of a fee simple, except that he or she must do no act to the injury of the inheritance. Sections 2 and 3 of Article 1 define property rights of a Tenants for Years. Section 6 defines rights of lessees and assignees against his immediate lessor, for the breach of any agreement in the lease. Sections of Article 2 concern rights of owners to the surface and to everything permanently situated beneath or above land, boundaries of land or by water or by ways, relationship with owners of neighbouring estates, and the ownership of trees.
