Abstract

This Act lays down guidelines for the creation of strata titles and it shall apply only to registered land. Every original proprietor of land may subdivide that land into stratum estates upon certification of a strata plan by the Commissioner. Requirements for strata plans, units and common property are provided for in the Act. On the certification of a strata plan by the Commissioner, the original proprietor of the lot to which the plan relates shall become a strata corporation. The control, management, administration, use and enjoyment of the units and the common property shown on a strata plan and the activities of the strata corporation shall be regulated by the Rules set out in this Act.
