Every original proprietor of land may subdivide that land into stratum estates upon certification of a strata plan by the Commissioner. Requirements for strata plans, units and common property are provided for in the Act. On the certification of a strata plan by the Commissioner, the original proprietor of the lot to which the plan relates shall become a strata corporation. The control, management, administration, use and enjoyment of the units and the common property shown on a strata plan and the activities of the strata corporation shall be regulated by the Rules set out in this Act.
